  • BizDev Wednesday

    ACTION 1 – PIPELINE TRIAGE (30 min)
    Agents label every active lead:

    • Hot (30 days)

    • Warm (90 days)

    • Nurture (6–12 months)

    👉 Outcome: clarity + urgency.


    ACTION 2 – 10 LIVE CONVERSATIONS FOR THE WEEK
    Calls or face-to-face only (no texting). Start with your Hot and work through the others
    👉 Outcome: appointments.


    ACTION 3 – LOCK THE MONEY HOUR
    Block one non-negotiable hour/day for lead follow-up in the calendar.
    👉 Outcome: consistency.


    You can do this. Let’s win each day.

  • BizDev Wednesday

    Goal: Create new conversations in their farm or sphere without feeling salesy.
    How to teach it: Give them one simple script and tell them to do 10 a day.
    Script: “Hey there. Let me be the first to wish you Happy Thanksgiving.  I’m working on being more intentional about who I serve in the community. I want to make sure I’m the agent people feel comfortable reaching out to for everything real estate related. Is there anyone in your circle that you think I should meet or introduce myself to?”
    Why it works:

    • It’s not begging for referrals.

    • It’s identity-based and warm.

    • It deepens relationships and begins new ones.

     

    Biz Dev Wednesday Exercise:
    They send 10 messages before the day is over is over, or tomorrow at the latest.

  • BizDev Wednesday

    I have long preached the power and importance of establishing healthy routines and habits, and time blocking your day. Maybe this will help.

    1. 1 – 1 – 1 – 4 – 3 – 1. What the heck is that? Rise early. Spend 1 hour in quiet time reflecting, hydrating, doing breathing exercises. Get bright light in your eyes to set your circadian rhythm and release some good cortisol (daylight is best light but it is dark in the morning. Clocks will be set back Saturday night so that will help for a month or so). Spend the next hour exercising. Go to the gym, or take a walk, or yoga and stretching in your backyard. Swim. Bike – inside or out. Even start with 30 minutes. The spend the next hour showering, dressing, eating some protein, and previewing your day. Spend the next 4 hours at your office, even if it is at home. Use this critical time for prospecting/lead gen, lead follow up, escrow follow up. I suggest you save time and eat your lunch at your office. Healthier, faster, cheaper. The next 3 hours are in the field. Appointments, pop bys, preview homes, knock drop around a listing promoting your weekend open house. Your last hour is to review emails, return calls, tidy loose ends. Then take 3 hours for dinner and family time and get to bed. Practice this plan ONLY 4 days per week. Allow more flexibility the other 3 days, including one full day off per week at a minimum. The reality is this 11 hour days will rarely be 11 hours. The 3 in the field will shrink if no appointments or pop bys scheduled. The 4 hours in your office will sometimes be 3 hours. Those of you in Westlake and Northridge know I practice this technique. I show up around 10 am or later and leave by 3:00 most of the time. But I don’t go home and start drinking! Btw this is my plan and not ChatGPT’s. Maybe I should ask it or maybe you should for you. The point is, is to establish a healthy, positive routine for a happier, more productive life.

    2. Join me Friday at 8:30 for the first session called Farming Dominance. It is by Zoom so you can do it while eating breakfast or stretching! If you farm or want to farm or are curious, check it out. It is for geographic farming, but could work for demographic farming. We will explore new, powerful ways to own the minds of people in your chosen community.

     

    Don’t be a slouch, get off your couch and let’s get things lined up for an epic 2026 while finishing 2025 strong. Are you ready?

  • BizDev Wednesday

    My job #1 by far as the CEO of REMAX One is to help you do more business. This is the first in a series on Wednesdays designed to give you simple, smart, easy things to do designed to get you 3-5 more sales per year. I call it BizDev (for Business Development) Wednesday. Some will unleash the power of RE/MAX tools, some are just good ideas! Today I give you these 2 ideas to start.

     

    1. Copy and paste your Zillow reviews from the past and send them back to your client and ask them to copy it to your Google Business page. Go to your Google Business page, click “More Reviews” for the link, then send it to them so it is easy for them. Google Business pages are only going to get more and more important for people to find you. Don’t have one yet? Ask Google “What are the steps to create my Google Business Profile?” Still confused? Try asking ChatGPT! You got this!

    2. Open up your Facebook. On the left, click Birthdays (you may have to click More to pull down and find it). It shows today’s birthdays of your FB friends. It will show today’s birthdays plus recent ones (in case you missed some) and upcoming birthdays. Now wish them happy birthday but NOT through FB (you can do it there too, but do this. Important). Call them if they are close to you or you want them to be, and text them if the connection is less strong. It is more personal that way and won’t get lost. Do NOT sell on the call, but have a positive response ready if they ask, “How’s real estate?” Do NOT say it sucks haha.  Something like “Demand is getting stronger, and rates have started to come down. We anticipate a busy 2026. Are you considering a move?” 

     

    These 2 simple ideas are guaranteed to bring you more sales, I promise.
