BUYER SIDE TRANSACTION - $395.00

Coordinate the opening of escrow

Review RPA, CO, Amendments to ensure all are fully executed with proper dates, initials, signatures, and broker information is completed

Ensure seller disclosures are provided within contract timelines

Prepare buyer disclosures including all of the required CAR seller disclosures and broker forms and deliver direclty to you and/or your buyer(s)

Keep track of deadlines per contractual agreement

Upload all disclosures, documents, and reports into DTR when fully executed complete and submit CDA (if applicable) for processing

Confirm funding, recording, and closing packages sent
LISTING SIDE TRANSACTION - $395.00

Open escrow upon request; obtain escrow number and request escrow instructions, commission instructions and pre-lim

Review RPA, CO, and Amendments to ensure all are fully executed with proper dates, initial, signatures, and broker information is completed

Keep tract of deadlines per contractual agreement

Prepare a full disclosure package including all required CAR and broker forms and deliver directly to you and /or your seller

Provide completed seller disclosure package to buyer's agent & applicable parties

Send copies of termite and any other reports to buyer's agent & escrow

Upload all disclosures, documents, and reports into Broker File System when fully executed
AGENT RESPONSIBILITIES THROUGHOUT TRANSACTION:

Review Escrow Instructions

Review Preliminary Title Reports

Schedule Appointments (Termite, Repair, etc)

Complete Agent Visual Inspection (AVID)

Negotiate Repairs and/or any changes in contract

Advise client regarding Contingency Removals (Agent will be reminded of dates and timeframes)

Conduct & Obtain Signatures on Final Walk Through
